Collision Repair Shop to Be Replaced by 93 Apartments in Sun Valley

A proposal to replace a former collision repair shop in Sun Valley with a four-story apartment building has received approval from the Los Angeles City Planning Commission.

Planned for 8465–8479 N. Glenoaks Boulevard, the development would contain 93 apartments and parking for 127 vehicles. Nineteen apartments would be reserved for qualifying low- and very low-income households.

Collision Repair Shop Makes Way for Housing

The development property was previously occupied by an automotive collision repair business and related commercial buildings along Glenoaks Boulevard.

The structures have since been demolished, leaving a cleared site awaiting redevelopment. Plans call for a contemporary four-story residential building with balconies, landscaped areas and an interior courtyard along the southern side of the property.

Project Increased From 71 to 93 Apartments

The project has grown considerably since an earlier version was proposed for the property. Plans initially called for a three-story building containing 71 apartments.

The larger approved version uses density bonus incentives that permit certain deviations from the property’s underlying zoning in exchange for the inclusion of income-restricted apartments.

Nineteen Income-Restricted Apartments

Of the project’s 93 apartments, 19 would be reserved for qualifying low- and very low-income households.

The affordable component allowed the applicant to request incentives for a larger building than would otherwise have been permitted under the site’s base zoning.

Planning Commission approval represents a major entitlement milestone, but it does not necessarily mean construction will begin immediately. A construction timeline has not been publicly announced.

Contemporary Four-Story Design

Unigraphics is listed as the project architect. Renderings depict a contemporary low-rise building with a mixture of exterior materials, projecting balconies and landscaped setbacks.

Plans also show a courtyard along the southern property line, providing a shared outdoor area within the development.

Development Site on Glenoaks Boulevard

The property is located along Glenoaks Boulevard between Roscoe Boulevard and Tuxford Street, in an area containing automotive businesses, industrial properties, apartments and nearby residential neighborhoods.

The site is also near San Fernando Road and the Golden State Freeway.
