Actor Josh Duhamel has listed his longtime Encino hills home for just under $3 million, signaling what may be the closing chapter of his Los Angeles real estate story.
Duhamel, known for Transformers, Las Vegas, and Ransom Canyon, purchased the single-story ranch-style home in late 2017 for approximately $2.65 million. With the current asking price at $2.995 million, the property is listed about $345,000 above his purchase price.
After typical seller costs, that potential gain may be more modest. Assuming roughly 5% to 6% in closing and selling costs, the possible net profit could land around $165,000 to $195,000 before renovations, taxes, mortgage payoff, or other ownership expenses.
Built in 1962, the home measures about 3,310 square feet with four bedrooms and 3.5 bathrooms on a little more than one-third of an acre. The residence has the relaxed Encino hillside formula: open living spaces, indoor-outdoor flow, a pool, spa, fire pit, built-in barbecue, sauna, and wide Valley and mountain views.
The listing notes that the home was updated in 2023 with refinished hardwood floors, fresh paint, new carpeting, and a remodeled guest bathroom. The residence also had a television moment on Freevee's Hollywood Houselift with Jeff Lewis, where Duhamel and Audra Mari brought in Jeff Lewis to help move the home beyond its bachelor-pad feel and into a more polished shared space. Before hitting the sales market, the property had also been offered as a long-term rental for about $15,000 per month.
Duhamel has increasingly spoken about spending more time away from Hollywood, including at his off-grid property in Minnesota.
