Massive Senior Housing High-Rise Project Proposed at 6400 Canoga Avenue in Warner Center

 

A major new high-rise senior housing proposal could dramatically reshape part of Warner Center, with plans calling for thousands of residential units on a large development site near the Metro G Line.

According to a recent application filed with the Los Angeles Department of City Planning, an entity affiliated with Wellpointe is seeking approvals for a large 100 percent affordable assisted living development at 6400 N. Canoga Avenue in Warner Center. The approximately 4.7-acre property was reportedly acquired earlier this year for $25 million.

The proposal is unusually vertical for a senior housing project. Rather than a traditional low-rise assisted living campus, the project would rise in four separate towers, with building heights ranging from approximately 34 stories and 377 feet to 42 stories and 467 feet.

If fully built, the project would include 3,458 total residential units, consisting of 3,192 senior units and 266 units for on-site staff. The development would also include approximately 61,450 square feet of non-residential floor area and 823 parking spaces.

The overall complex would reportedly total approximately 2.2 million square feet, making it one of the more ambitious housing proposals seen in Warner Center in recent years.

Wellpointe’s proposal reflects the continued push to redevelop Warner Center into a denser urban district with larger residential, commercial, and mixed-use projects. The site’s location near transit is also important, as the property sits close to the Metro G Line corridor, giving future residents access to one of the Valley’s key east-west transit routes.

This is not the first time a high-rise project has been proposed for this site. The prior owner, Sandstone Properties, had previously pursued plans for a 34-story market-rate residential tower with a smaller hotel component. The new proposal appears to shift the site toward a much larger senior and assisted living concept.

Warner Center has seen many bold proposals over the years, although not all of them have moved forward quickly. The area has long been envisioned as one of the San Fernando Valley’s major high-density centers, with taller buildings, large mixed-use projects, new housing, office space, hotels, retail, and transit-oriented development.

The most visible example remains the larger redevelopment vision tied to the former Promenade Mall property, where Los Angeles Rams owner Stan Kroenke has announced plans for a massive mixed-use campus connected to the team’s future headquarters and practice facility. While that project is separate from 6400 Canoga Avenue, both proposals show the scale of transformation being discussed for Warner Center.

For longtime Valley residents, a 42-story senior housing tower in Woodland Hills would mark a major change from the Warner Center of past decades. The district has already evolved from office parks, shopping centers, and surface parking lots into an area increasingly targeted for taller residential buildings and mixed-use development. This proposal would push that trend even further.
