A vacant lot in Valley Village near Colfax Avenue and Magnolia Boulevard could be redeveloped with a new affordable housing project.
The proposal at 5139 N. Colfax Avenue would replace an empty property once tied to a small-lot housing plan that never moved forward. Instead, the site is now being considered for a larger apartment building using affordable housing incentives.
The project calls for a six-story apartment building with 95 residential units, including a mix of one- and two-bedroom apartments. The units would be set aside for low- and moderate-income households.
The development team is connected to Angeleno Investments, with architecture by Category Company and landscape design by Savage Land Design. Plans also call for a central courtyard, rooftop deck, and 32 vehicle parking spaces.
The project reflects the continued push to add more multifamily housing across the San Fernando Valley, especially on vacant or underused properties near established commercial corridors. In this case, the site sits close to the Colfax Avenue and Magnolia Boulevard area, where Valley Village transitions between residential neighborhoods and busier commercial streets.
Valley Village has already seen similar development pressure over the years, from older homes threatened with demolition to mixed-use and multifamily proposals near major streets like Chandler Boulevard, Magnolia Boulevard, and Colfax Avenue.
While this proposal is not one of the Valley’s largest housing projects, a six-story building with 95 apartments would still bring a noticeable change to this part of Valley Village.
