290 Apartments Planned at Former Walgreens Site on Sherman Way in Reseda

 



Another major apartment project is being proposed along Sherman Way in Reseda, continuing the redevelopment momentum around Reseda’s commercial core.

According to a recent application filed with the Los Angeles Department of City Planning under case number CPC-2026-2880-DB-CDO-PR-VHCA, a shuttered former Walgreens property at 18430 Sherman Way could be demolished and replaced with a new seven-story apartment building. The project is proposed by Ariel Namvar of Park Sherman, LLC and would include 290 studio, one-bedroom, and two-bedroom apartments.

The proposed development would also include parking for 200 vehicles.

The property is currently developed with the former Walgreens building and surface parking. The pharmacy has reportedly been vacant since 2023, leaving another large commercial parcel along Sherman Way available for potential redevelopment.

The applicant is seeking density bonus incentives that would allow a larger building than would otherwise be permitted under the site’s current zoning. In exchange, 44 apartments would be set aside for very low- and moderate-income renters.

While full renderings do not appear to be available yet in the planning case file, the project findings describe the building as having a modern architectural style. If approved and built, the development would represent a significant change for this stretch of Reseda, replacing an older auto-oriented retail site with a much denser residential project.

This proposal is also notable because it sits within Reseda’s long-discussed commercial corridor along Sherman Way. The area has seen renewed attention in recent years, including plans to convert the long-vacant Reseda Theatre across the street into a food hall. Together, these projects point to a broader effort to bring new housing, new businesses, and more activity back to the heart of Reseda.

For longtime Valley residents, the transformation of a closed Walgreens into a seven-story apartment building may feel like another sign of how quickly older commercial corridors are changing. Sherman Way has traditionally been lined with small businesses, older retail buildings, surface parking lots, and neighborhood-serving commercial uses. Projects like this suggest that Reseda’s core may continue shifting toward larger mixed-income residential developments.

This proposed apartment project also fits into a broader pattern of redevelopment that has been discussed on this blog over the years. Reseda has long been one of the Valley neighborhoods where older commercial properties, auto-oriented parcels, vacant buildings, and familiar local landmarks have slowly been reimagined for new uses.
