Celeb R.E.: Wayne Brady Makes a Deal on Third Sherman Oaks Home

The always hilarious Your Mama at the Realestalker Variety revealed that the "Let's Make a Deal" host, Wayne Brady, purchased a Sherman Oaks home for $2,525,000 back on August 28, 2015. The ranch style home is at the edge of Sherman Oaks with great views of the SFV. The home measures 5 Beds/5.5 Baths on 4,202 sqft on a total lot size of 0.69 acres built in 1954. The listing description states:
Private, gated view estate set back from the street up a private driveway. Rare one story with an open floor plan, high ceilings and unobstructed city light and mountain views! 5 bedrooms, each with en suite baths. Separate office with view. Great kitchen with a center island opens to the family room with fireplace. Large living and formal dining rooms. Master suite has high ceilings, fireplace and a sitting area. Separate maids room and indoor laundry room. Gated driveway leads to the 3 car garage. Bel Air adjacent location near Mulholland Drive. Large 30,000 sq. ft. lot with grass play area.
Brady is no stranger to the SFV as he previously owned two Sherman Oaks home from 2002 - 2005 and 2005 - 2013 as well as a Tarzana home from 2000 - 2002 which is discussed in more detail here. Prior to this home, Brady was living in a Pacific Palisades condo that sold in October.

Dion Neutra's Scheimer House in Tarzana Hits the Market For the First Time Ever; The Home of Filmation's Founder

4 Beds/5 Baths on 5,500 sqft on a total lot size of 2.88 acres built in 1972 in Tarzana available for $5.5 million on November 2, 2015. This home was designed by Dion Neutra, the son of legendary architect, Richard Neutra, who designed many significant architectural homes in the SFV and beyond (click on link for list of homes). The home was owned by the late Louis Scheimer who was the genius behind Saturday morning cartoons who ran Filmation Studios in Reseda best known for He-Man, Fat Albert, Star Trek, and The Original Ghostbusters. Filmation sadly closed its doors in 1989 after being acquired by Westinghouse. You can read an in depth article about Filmation in Reseda and Scheimer who passed away on October 2013, two days before his 85th birthday. 

Scheimer commissioned Neutra to build this home and therefore it's the first time on the market. So you have the son of the greatest architect and a legend behind cartoons and I am just foaming at the mouth wishing I could buy this home although the $1K per square foot price tag is not helping one bit. This is definitely going to need a special buyer as similar sized homes in the area are going for half that price. So good luck to the family and realtor with this sale. Also the square footage is incorrect at 5,226 so that actual price per sqft is $1,052. 

From an architectural standpoint, the home's beauty speaks for itself as seen in the limited pics below.

Celeb R.E.: Marc Anthony Changes Mind on Tarzana Home After 7 Months

After just purchasing a newly built 2014 New England style home in Tarzana for his hot model wife, Shannon de Lima, Marc Anthony has had a change of heart in Tarzana listing it for $4,350,000 on August 20, 2015. This asking price is $225K above the purchase price paid back on January 6, 2015 equating to a 5.4% appreciation. Anthony will surely take a loss in some manner considering commissions are typically 6% unless he sells above asking. 

So why would someone sell after such a short period? Typically, its because of either of the "3D's", divorce, death, or debt. Or possibly for safety considering the home is somewhat accessible. Who knows but when you have Anthony's bankroll, it doesnt matter. 

Since we are talkiing about Anthony, he has a known history of real estate in the SFV starting with a Hidden Hills mansion that his previous wife, Jennifer Lopez, owns and is currently trying to offload. And prior to the Tarzana home, he owned a newly renovated Encino home that was just recently sold to NBA star, JaVale McGee, which Anthony barely owned for 18 months. Celeb R.E.: My Name is Earl and Mom Star, Jaime Pressly Lists Sherman Oaks Mansion

Back on March 20, 2015, the fine folks at Zillow Blog revealed that actress Jaime Pressly of the hit TV shows, My Name is Earl and Mom,  listed her Sherman Oak home for $2.199 million on March 19, 2015 which was later increased to $2.399 million on May 12, 2015 and currently remains unsold. I wonder if the increase in price as anything to do with the home sitting in an active state. 

The house measures 5 Beds/5 Baths on 5,438 sqft on a total lot size of 10,797 sqft built in 2007. The listing description states: 
Hidden behind the manicured landscape and gated driveway is THE pinnacle property in Sherman Oaks. The home is the perfect combination of modern technology, timeless style, and classic comfort. Everything from the perfectly manicured grounds to the exquisitely detailed work within the house exemplifies craftsmanship and artistry. The custom iron railed grand staircase, Venetian plaster covered archways, Vaulted ceilings, open floor plan formal living room, which features an oversized fireplace, built in bookcase, and floor to ceiling bay windows. Pressly originally paid $2.250 million on March 16, 2008 which if sold at today's asking price would translate into a gain of $149K which would be slightly enough to cover real estate commissions so I am wondering if that is the reason for the increase in listing price although the increase was almost 2 months later. So go figure. 

I am not sure where Pressly is going to next but she has an affinity for South of the Blvd SFV homes which I will explain that might help suggest her next location.

Previous to the Sherman Oaks home, Pressly was living in a Tarzana home (shown above) that measured 3 Beds/3.5 Baths on 2,955 sqft on a total lot size of 0.39 acres built in 1970. The property was purchased on August 10, 2004 for $949K and first listed for sale in February 6, 2006 with an unknown listing price, then listed for $1,599,000 on June 12, 2007, and finally sold for $1,270,000 on May 8, 2008. Recently, this house sold again for $1,150,000 on October 15, 2014. Also, this home was discussed at Variety Realestalker. Also, I believe this home was featured in MTV Cribs.

Previous to the Tarzana home, Pressly briefly lived in an Encino home (shown above) that measured 3 Beds/2 Baths on 1,874 sqft on a total lot size of 0.65 acres built in 1959. Pressly purchased on April 1, 2004 for $1,150,000 and quickly flipped 5 months later on August 2, 2004 for $1,290,000. Not sure what happened here, either this home was a business flip or she discovered something she didnt like after living in it.

Prior to the Tarzana home, Pressly was living in a Studio City home (shown above) that was once owned by George Clooney and Justin Berfield. The home measures 5 Beds/3.75 Baths on 3,282 sqft on a total lot size of 7,040 sqft built in 1937. Pressly purchased on July 5, 2002 for $920K and sold to Malcolm In The Middle star, Justin Berfield, on March 25, 2004 for $1,215,000. This home was previously discussed on this blog regarding Clooney's Studio City homes. This home most recently sold as a short sale for $1 million on February 17, 2011.

Lastly, prior to the Studio City home, Pressly purchased another Sherman Oaks home (shown above) that measured 3 Beds/1.75 Baths on 1,918 sqft on a total lot size of 6,801 sqft built in 1946. Pressly paid $565K on April 2, 2001 and sold for $590K on June 28, 2002. This home recently sold for $1,092,500 on March 11, 2013.

And as a bonus that is unconfirmed so take this with a heavy grain of salt, Pressly's early roots in the SFV may have been in this 4 unit Sherman Oaks (shown above) located at 4477 Hazeltine Ave. But since this would be a rental, its difficult to confirm the location. 

So since Pressly has so far lived in Studio City, Sherman Oaks, Encino, and Tarzana, why not choose Woodland Hills or Calabasas to complete the South of the Blvd living experience.

Celeb R.E.: NBA Star and LA Native Ryan Hollins Sells Tarzana Home

Back on March 2, 2015 and later on March 27, 2015, the fine folks at LA Times Hot Property revealed that NBA forward-center Ryan Hollins has sold his Tarzana home located in the Mulholland Park gated community. Hollins is a Pasadena native who played high school ball for John Muir located in Pasadena. He continued playing basketball at UCLA for 4 years where he was later drafted by the Charlotte Bobcats in 2006. He has played with 7 different teams is as many years including the LA Clippers from 2012 - 2014 and now plays for the Sacramento Kings. 

The home measures 6 Beds/6 Baths on 6,399 sqft on a total lot size of 0.68 acres built in 1995. The listing description states:
Spectacular Country English View Estate located in the exclusive guard gated Mulholland Park community. Popular Plan 5 w/ approx. 6400 sq. ft. sited on a premium flat lot boasting spectacular views of the Valley lights, surrounding mountains & golf course. Hollins purchased on July 26, 2011 for $2.3 million earning $425K on this transaction not factoring expenses. Not sure where Hollins is heading to next but hopefully he stayed in the SFV.

Celeb R.E.: The Kimball Or Triangle House by Harry Gesner owned by actor Joshua Gomez in Tarzana Hits the Market

Fresh from LA Curbed is Harry Gesner's "Kimball House" in Tarzana which hit the market on April 29, 2015 for $1,997,000. Gesner is a renowned architect known for his Malibu Wave House which was the inspiration for the Sydney Opera House, the Getty House in Malibu, and The Boathouses in the Cahuenga Pass. And the best part is that he still around and doing everyday normal things like surfing near his Malibu house at the ripe age of  90. 

There are several historical facts missing from the Curbed article which I will discuss here. First, Curbed states this is the "Triangle House" which was probably taken from the real estate listing (see below) which conflicts with a 2012 NY Times article stating this home is actually The Kimball House. The Kimball name sounds more plausible since the name of the house is usually named after the owner's last name who hired the architect but there are exceptions to this rule. However, I dont know who originally commissioned it so I am guessing it was somebody with the last name of Kimball.

Second, Gesner was from Tarzana who actually built his parent's home in 1954 with a signature slanted stone adobe (shown above). In the late 1940's, Gesner opened a studio in Tarzana that remained for 20 years before moving to Malibu. Unfortunately, I dont know the locations for either the Tarzana studio or parents home but I will make an effort to search.

Third, this property is currently owned by actor Joshua Gomez (shown above) who is best known for playing Morgan Grimes in TV show, Chuck. Gomez purchased the property on January 20, 2011 for $935,000 and restored it. 

Fourth, this property was at one time owned by designer Gene Ewing and her husband Bert Sunkin who were the owners of Gene Ewing Bis which is a clothing company. An April 2, 1989 article by Polly Rayner in the The Morning Call also describes their time in the Tarzana home which they enjoyed as their retreat but later sold on August 13, 2014 for $1.6 million. The original purchase price and date is not known but probably in the 80's. 

Fifth, this property has significant historical status which was not covered in the Survey LA findings which is rather surprising considering their thoroughness in reporting other properties in the area. However, some of this might be the result of the inability for the surveyors to see this property behind a large gate set back a large distance from the street. More importantly, this property should be nominated for landmark status to protect it due to its unique architecture. 

The home measures 3 Beds/4.25 Baths on 5,278 sqft on a total lot size of 1.35 acres built in 1960. The listing description states: 
Renowned visionary architect Harry Gesner AIA circa 1960 "Triangle House, " published, a world class residence restored and upgraded by current owners fulfilling the ultimate Mid-Century modern compound, blended with today's luxury and style. Monolithic gate opens to a long private drive revealing an extraordinary modernist world completely on to its own: with an over 4600 square foot main residence; a miniature replica full guest house; futuristic carport; wine cellar; workshop; and separate pool area with sauna and outdoor Viking entertainment and dining areas. Prior to this home, Gomez was living in another MCM property designed by Richard Banta, AIA, in the Adams Hill, Glendale neighborhood. The property measures 2 Beds/1 Baths on 1,218 sqft on a total lot size of 3,030 sqft built in 1962. Gomez purchased on July 23, 2008 for $570K selling at a $5K loss for $565K on April 29, 2011 probably to jump on the Kimball house. So I wonder if Gomez is moving onto another MCM restoration project in the SFV.
