Film and TV Production Studio Coming to 10 Acre Plot in Sun Valley

This is odd. A massive piece of open land in the Sun Valley area is planning for the construction of a Film and Television production studio instead of the normal apartment project. This project is being led by Line 204, LLC based in Hollywood. This should bring much needed jobs as well as support local filming vendors assuming that this is an addition and not a replacement of another studio elsewhere. Hopefully there are studio tours!
The project consists of 110,040 sqft on a total lot size of 9.98 acres with 320 parking spaces. The studio will be located at 11038, 11070, 11100 W. Peoria Street which will operate 24/7. The property is currently owned by Sun Valley Development Partners with a recording address in Poway, CA. The property last changed hands on December 22, 2003 for $5,200,052 which also includes the nearby 15 acre lot for a total of roughly 20 acres (The 2003 purchase also included another lot measuring 5 acres that was sold separately in 2005).
