Together, these sources connect the reported buyer to CSJ. The registered-agent listing does not establish Broukhim's ownership percentage or show that he controls both purchasing entities. The individuals behind Warner Center Realty LLC and the buyers' plans for El Torito remain unconfirmed.

The offering describes a 10,001-square-foot restaurant on approximately 0.72 acres and dates El Torito's operation at the location to 1977. With nearly half a century of history at the address, a potential change would reach beyond the real estate transaction for patrons who know this stretch of Canoga Avenue through its restaurants and former retail landmarks. The surrounding development helps explain the interest. Across Canoga Avenue, the Kroenke Organization's proposed Rams Village at Warner Center would create a 52-acre neighborhood anchored by the team's permanent headquarters and training facility, alongside housing, shops, hotel space and entertainment venues. The Rams already have a temporary practice facility in the area, which opened in August 2024. The larger village remains a proposed development, with the team describing construction in phases over many years.
