A Richard Neutra-designed home built by Progressive Builders, Inc. is on the market in North Hollywood for $838,888. The building permit for 6230 Denny Avenue names R. J. Neutra as architect and Progressive Builders, Inc. as both owner and contractor. Listed as a 1943 home, the two-bedroom, one-bath residence offers 940 square feet and a connection to the Valley’s wartime housing history.
The permit puts Neutra’s name on the record
The architectural credit is now supported by the building record. Under “Certificated Architect,” the permit identifies R. J. Neutra; Progressive Builders, Inc. appears in both the owner and contractor fields. The document describes a one-family, four-room dwelling and gives a $3,000 valuation for the proposed work. That figure was a construction valuation, not a sale price.
This address also appeared in our November 12, 2012 survey of Neutra’s San Fernando Valley work, which linked to a restoration of 6230 Denny Avenue in its discussion of the Progressive Builders Homes. The permit adds direct documentation to that earlier reference.
Neutra, Denny Avenue and the wartime Valley
Born in Vienna in 1892, Richard Neutra emigrated to the United States in 1923 and worked with Frank Lloyd Wright before joining Rudolf Schindler in Los Angeles. His Lovell Health House, completed in 1929, helped establish his reputation. As the Neutra Institute explains, his interests included affordable design, climate and the relationship between buildings and nature—concerns that extended well beyond celebrated custom houses.
The Neutra Institute’s Progressive Builders Homes entry describes compact, two-bedroom houses designed for defense workers near Burbank Airport. Their gabled roofs, stucco and redwood siding presented a modest street face, while rear-facing living rooms opened toward covered patios and gardens. The Institute dates the project to 1942; the current listing dates this particular house to 1943.
On Denny Avenue, this housing belonged to the wartime landscape around Lockheed’s aircraft operations. USModernist’s Neutra archive identifies the Progressive Builders houses as defense-worker housing near the Lockheed factory. That setting helps explain the small floor plans and practical layouts: these were homes shaped by wartime needs in a rapidly changing Valley. The permit ties 6230 Denny directly to Neutra and Progressive Builders; it does not establish that every feature visible today is original.
A small house with room outside
The listing describes a combined living and dining area with wood floors, natural light and a decorative fireplace, with laundry in the kitchen. Outside, the 7,384-square-foot lot includes a pool and an oversized detached garage with access from the rear yard. The compact interior and generous outdoor space are part of the property’s appeal.
A September price reduction

With Neutra’s name documented on the permit, this small North Hollywood house offers a tangible link to an often-overlooked part of his work: practical housing for the wartime Valley.
