Tucked into Granada Hills’ Balboa Highlands neighborhood, 17136 Nanette Street is a rare Los Angeles example of the modern housing vision associated with architect A. Quincy Jones and developer Joseph Eichler. Built in 1964, the single-story residence combines post-and-beam construction, a central atrium, exposed ceiling decking and expansive glass with a carefully updated interior and private pool setting.

A. Quincy Jones and Joseph Eichler

Architect Archibald Quincy Jones began collaborating with Joseph Eichler during the early 1950s and later worked with Frederick Emmons through the firm Jones & Emmons. Their partnership helped translate sophisticated California modernism into tract housing designed for everyday family life. Open floor plans, economical post-and-beam construction, natural materials and direct connections to gardens made relatively modest homes feel larger, brighter and less formal.

Eichler was the developer rather than the architect, but his role was central to the identity of the homes that bear his name. He commissioned respected modern architects, supported unusually design-conscious production housing and sold to buyers regardless of race or religion at a time when discriminatory restrictions remained widespread in American housing.

Balboa Highlands: Los Angeles County’s Eichler enclave

Constructed between 1962 and 1964, Balboa Highlands contains 108 single-family residences and is the only Eichler tract in Los Angeles County. The neighborhood’s principal designs are associated with A. Quincy Jones, Frederick Emmons and Claude Oakland, with flat, sloping and dramatic A-frame roof forms creating variety within a cohesive Mid-Century Modern streetscape.

The City of Los Angeles adopted the Balboa Highlands Historic Preservation Overlay Zone in 2010. The designation recognizes the tract’s architectural significance, its intact postwar planning and its place as the first post–World War II neighborhood in the San Fernando Valley to receive historic-district protection.

Inside 17136 Nanette Street

The five-bedroom, three-bath home measures 2,078 square feet on an approximately quarter-acre lot. From the street, its low horizontal wings and sheltered entrance preserve privacy. At the rear, the house opens to a secluded pool and garden enclosed by mature trees. Concrete terraces echo the rectilinear geometry of the architecture, while the glass walls allow the illuminated interior and pool court to read as one continuous living environment after sunset.
