Film producer, investor and entrepreneur Thomas Tull built his career around larger-than-life entertainment, and his former Calabasas residence reflects the same cinematic scale. The founder and former chairman and CEO of Legendary Entertainment once owned this French Country estate behind the double gates of the Estates at the Oaks.
SFV Blog first featured the property when it was offered for sale in 2014. Public sale history shows the estate sold that October for $9.5 million. Under different ownership, the home returned to the market in October 2025 at $11.995 million and was reduced on May 28, 2026 to $10.995 million.
The nearly one-acre property sits at the end of a cul-de-sac in one of Calabasas' most exclusive guard-gated communities. Beyond the circular driveway and mature oak tree, the approximately 14,218-square-foot residence unfolds across three levels.
The home includes a grand chef's kitchen and secondary full-service kitchen, two dining rooms, a dramatic two-story library and study, two executive offices, a screening room, a temperature-controlled wine cellar with tasting room, a game room, and a gym with sauna.
The main-level primary wing features two fireplaces, a sitting room, dressing rooms, dual spa-inspired bathrooms and expansive walk-in closets. Outside, the resort-style grounds include a pool and spa, outdoor kitchen and broad manicured lawns. A detached guest house provides a bedroom, living and dining areas, fireplace and kitchenette.
Tull left Legendary in 2017 and later founded the investment holding company Tulco. His former Calabasas residence remains a notable piece of Hollywood and San Fernando Valley real-estate history.
