Celeb R.E.: Rapper/Pimp My Ride Host, Xzibit's Porter Ranch Home Hits the Market

On August 19, 2015, the Porter Ranch home of Alvin Joiner aka Xzibit hit the market for $1.1 million. Xzibit is best known for his rapping game going all the way back to 1994 where he worked under fellow SFV resident, Dr. Dre. He later hit mainstream success with the launch of MTV's Pimp My Ride that was eventually cancelled in 2007 which led to a significant financial downfall that I will talk about later. 

Technically, the home is not owned by Xzibit but rather his wife, Krista Davis, who appears to have acquired the home from possibly her husband as a divorce settlement on August 30, 2011. Krista and her previous husband acquired the property back on September 30, 2005 for $1,030,000 near the height of the last housing market bubble. Coincidentally, this home is priced just at 6.7% above the purchase price probably to cover commissions. So anything less than that might trigger a loss. Krista and Alvin married in 2014 after several years together. Oh, and Alvin got arrested for a DUI on the day of the wedding. 

The home measures 4 Beds/3 Baths on 3,195 sqft on a total lot size of 5,527 sqft built in 2005. The listing description states (you can view more pics below which includes some of Xzibit's personal items):

His and her closets with custom cabinets. Media room has surround sound, custom cabinets and black walnut floors. Intercom and security system with built in cameras through out. Approx $300,000.00 in upgrades. Home shows better then a model.

Prior to the Porter Ranch home, Xzibit was living in a hillside Woodland Hills home (shown above) that he sold short in 2010 that was discussed at LA Curbed and The LA Times. The home measures 5 Beds/4 Baths on 3,160 sqft on a total lot size of 7,650 sqft built in 1976. The home was purchased on September 25, 2003 for $670K and sold on December 20, 2010 for $610K representing a loss of $60K but there was more. A default notice was filed on June 12, 2009 in the amount of $710,768.84 that the rapper owed. Additionally, the rapper owned back federal taxes for $22,196.28 in 2010, $205,485.49 in 2009, $435,487.34 in 2009, and $296,355.57 in 2008 totaling $959,524.68. He tried to file for bankruptcy twice in 2009 and 2010 but both were dismissed. Wikipedia states that the rapper's income in 2008 was $67,510 as as result of the cancellation of Pimp My Ride. Xzibit tried on numerous occasions to sell this home with the last known reported price at $1.2 million in September 2009.

Prior to the Woodland Hills home, Xzibit was renting another Porter Ranch home located across the street from his current home. The home (shown above) measures 4 Beds/4 Baths on 4,018 sqft that was last purchased on July 17, 2002 for $702,500. This home was also featured in an episode of MTV Cribs that I believe was aired in February 2001. Ironically, in the video, Xzibit states he owns the home but that is incorrect based on property records. Also, its possible that Xzibit was renting a West Hills home but cannot confirm.

188 Single Family Homes Planned for Porter Ranch dubbed Hidden Creeks Estates

The SFV's last frontier, Porter Ranch, has a new development (actually not new) called the The Hidden Creeks Estates which calls for plans to build 188 single family homes at 12900 Browns Canyon Road above the Twin Lakes area. The project also adds two lots for public parks from a total of 285.1 acres. Also included are dedications for internal streets and conditional use permits for horsekeeping. The hearing is scheduled for Tuesday June 16, 2015 at 9:30 AM with the hearing notice below.

The project is being proposed by Forestar Chatsworth LLC which links back to a company called Forestar USA Real Estate Group based in Dallas which appears to have acquired this land for $850K on September 9, 1997 and another adjacent property for an unknown amount on December 5, 2008 which was previously purchased by the Browns Canyon Group LLC on October 25, 1999 for $380K.

Speaking of developments, there is actually another project nearby called Deerlake Ranch (see images below) being proposed from Foremost Companies based in Newport Beach  that has an extensive portfolio of large project developments mostly in the Inland Empire area.  This specific project has been in the works for at least 11 years if not more (LA County approved project in 2004 and see project plan from 2006 below). That plan calls for 314 homes over 230 acres. Foremost purchased this land which consists of 472 parcels on October 1, 2014 for $42,462,500 from Presidio Chatsworth Partners LLC based in San Franciso.  I believe Presidio acquired each of the 472 parcels over a number of years suggesting this project overall has been in the works for a long time.

Going back to the Hidden Creeks estate project,  the average sale price of each home could easily be $1.3 million bringing in a total near $250 million which equates to at least $3 million in extra property taxes for the county. Keep that in mind when the City of LA makes a decision to approve this project or not at the next hearing meeting.

You can have all your concerns and questions already answered and resolved at the developer's website here. According to the developers, there is no impact to the environment, traffic, water, schools, etc. and the most important thing as stated above is that the city and schools stand to reap a huge windfall in new taxes. So no need to worry and move on.

Celeb R.E.: Guns N' Roses Drummer and SFV Native, Steven Adler, Calling Studio City Home

Back on February 20, 2015, the always informative Lauren Beale at LA Times Hot Property revealed that former Guns N' Roses drummer and co-songwriter, Steven Adler, purchased a Studio City home on January 27, 2015 for $1,337,500. 

Adler originally started with Guns N' Roses but was later fired in 1990 due to his heroin addiction which would continue to haunt him till this day. He suffered a stroke in 1996 after taking speedball which is a cocktail of heroin and cocaine used intravenously. His story and fight has been televised on Celebrity Rehab with Dr. Drew appearing in 2008 (2nd season) and 2011 (fifth season). Despite being fired from the band, Adler formed his own bands although less successful than GNR. 

The home measures 3 Beds/2.5 Baths on 2,724 sqft on a total lot size of 4,924 sqft built in 1942. The listing description states:

One less publicized fact that I learned about Adler is that he is actually a SFV native although he was born in Cleveland, Ohio.  When his father left his mother, Deanna, she decided to move to the SFV where she married, Melvin Adler, and renamed Steven Adler whose original name was Michael Coletti. Steven didnt stay long in the SFV as he was forced to live with his grandparent's house in Hollywood at the age of 13 due to his bad behavior. Adler was born on January 22, 1965 which means he was living in the SFV up until 1978.


I tried to track down Adler's whereabouts in the SFV including schools attended and the only location I could find is his parent's house in Winnetka (shown above) which was rather surprising. The house measures 3 Beds/2 Baths on 1,500 sqft on a total lot size of 9,750 sqft. I dont know when Steve's parents purchased this house but I know they sold on February 25, 1988. 

Assuming that Adler was living in this house during his childhood, he most likely attended Limerick Avenue Elemenatary, John A Sutter or Ernest Lawrence Middle schools, and Grover Cleveland or Chatsworth High schools if he was not going to private school. What is known is that Adler did attend Fairfax High School with bandmate, Saul "Slash" Hudson. 

However, an article with the Northridge-Chatsworth Patch from April 2, 2011 interviewing Adler stated that he "spent some years in the Studio City/North Hollywood area and recalls going to Burbank Boulevard Elementary School" so my research above could be wrong. The article also states that the interview took place in Adler's backyard near Ventura Blvd but I was not able to track that location.

Going back to Adler's parents, after they sold the Winnetka house, they moved to the Porter Ranch Estates gated community near Tampa and Sesnon purchasing two separate homes. The first home (first picture shown above) was purchased on June 22, 1988 for $184K which measures 4 Beds/3 Baths on 1,746 sqft on a total lot size of 4,339 sqft built in 1987. They later sold on September 21, 1988 for $267K and purchased a nearby home for $237K on Sep 16, 1988 (second picture shown above) that measures 3 Beds/2 Baths on 1,934 sqft on a total lot size of 5,544 sqft built in 1988. This home was later sold on May 17, 1996 for $225K and moved to Las Vegas living in a variety of properties. Ten years later, Adler's step-dad, Melvin, passed away in 2006. And a few years later, Adler's mom, Deanna, lost her Vegas homes to foreclosure. So I wonder if mom is living with Steven now. 

Speaking of Guns N' Roses, there is a connection to the SFV with the band recording their influential debut album, Appetite for Destruction, in Winnetka's Rumbo Recorders as well as Tarzana's Can-Am Recorders. Additionally, back in 2012, Richard Fortus, who joing GNR in 2001 short sold his Woodland Hills home in 2012

Porter Ranch Starbucks Requests Beer and Wine Permit

In addition to your morning cup of joe, you might be able to purchase beer and wine at the Porter Ranch Starbucks located at 19759 Rinaldi Street pending approval. For those religiously following the news, this shouldnt be much of a surprise as Starbucks announced back in March 2014 that it was going to start rolling out alcohol at its Starbuck stars dubbed Starbucks Evenings with the Calabasas store being the first in the SFV.

Celeb R.E.: The Game's Foreclosed Porter Ranch Home Hits the Market

Jayceon Taylor better known as the "The Game" is a west coast rapper from Compton whose foreclosed Porter Ranch home has hit the market for $726,900 (Yes, there are still foreclosures out there even though the housing market is going to the moon). He was eventually discovered by Dr.Dre (another SFV resident) who signed The Game to his Aftermath Entertainment label in 2003. "The Game" recorded his debut album, The Documentary, which went double platinum in March 2005 and has sold over 5 million copies worldwide. 

On the heels of his success, "The Game" did what most people do when striking it rich and purchased 2 homes in the SFV. One of those homes was located in Glendale that was purchased in November 2005 near the peak of the market and sold in May 2014 for a massive $270K loss which was discussed on this site

The second home in Porter Ranch was purchased on May 31, 2007 for $875,500 when the housing market was on the cusp of collapsing. Its not sure in what capacity this home was used but possibly for family, a second home to get away, and/or an investment property. As early as 2009, "The Game" received default notices but was later canceled. However, that was just the beginning of his troubles when in 2013, the HOA filed a lien for missed payments and was again served a default notice. The home was eventually foreclosed on August 15, 2014 for $701,590. I am not sure why "The Game" wasnt able to support both homes as he has become a successful rapper but maybe it is related to supporting his three children. 

The home measures 3 Beds/2.75 Baths on 2,449 sqft on a total lot size of 6,243 sqft built in 2006. The listing description states:

Its not known where "The Game" moved onto but hopefully he still resides in the SFV.

[Update December 16, 2014]: Thanks to the commenter below, Dave, I learned that The Game had moved to the edges of Calabasas. The home was purchased on April 30, 2014 for $1.6 million, It should be noted that the property records dont entirely show that The Game owns this property as its actually owned by a company. But the article from CeleBuzz! matches this home so it could be The Game hiding behind the company.  The home measures 4 Beds/5 Baths on 4,132 sqft on a total lot size of 2.19 acres built in 1978. The listing description states: 
Property Description: Approved Approved!!!Just fell out of escrow 7/30/13 This single story home features an open kitchen/great room with views of the Canyon and Santa Monica Mountains. Celebrity R.E.: Rapper The Game Lists Glendale Home At A $101K Loss

Back on October 24, 2013, the always informative Lauren Beale at LA Times Hot Property revealed that the rapper known as the Game or Game who goes by the real name Jayceon Taylor has listed his Glendale home at a $101K loss for $1.799 million on October 15, 2013. The Game purchased this home on November 4, 2005 for $1.9 million near the peak of the last housing bubble. 

The home measures 4 Beds/5 Baths on 4,667sqft on a total lot size of 0.31 acres built in 1958. The listing description states:
Incredible 4 bedroom, 5 bath home on one of the most desirable streets in Glendale. Approx. 4,667 sq ft with an open floor plan, gourmet kitchen with custom maple cabinets, stainless steel appliances, marble countertops and center island. Incredible master suite with tons of closets and entertainment center with big screen TV. Master bath has custom maple cabinets. The family room/den has custom built-ins, huge game room with big screen TV and stereo system. High ceilings with custom sky lights and entertainer~~~s backyard with pool and one-of-a-kind custom built-in barbeque area.
Surprising thing about this home when reviewing the property records, The Game was assigned a Notice of Trustee's sale which means that The Game had fallen behind on his payments and was about to be foreclosed with the notice dated on January 19, 2010 and the trustee's sale to be held at the county courthouse steps on February 8, 2010. This sale was later cancelled as it appeared that The Game cleared some of his outstanding debts.

In addition to the Glendale home, it appears if my research is correct that The Game also maintains a home in the Porter Ranch area north of the 118 Freeway which I am not sure if he lives there, was originally purchased for family, and/or if he plans to move here after selling the Glendale home. This home measures 3 Beds/3 Baths on 2,449 sqft built in 2006. This home was purchased on May 31, 2007 for $875,000 just slightly past the peak of the last housing bubble. Similar to the Glendale home, this home was also slapped with a notice of trustee's sale on September 21, 2009 with an sale date scheduled on October 13, 2009 that was also later cancelled which I guess The Game cleared any outstanding debts at that time. (Update November 6, 2014: The Game listed this Porter Ranch home which was discussed here). 

We wish good luck to The Game in offloading his Glendale home and hopefully he calls Porter Ranch home to help liven things up in this quiet and sleepy part of the SFV.

Celeb. R.E.: Cuba Gooding Jr. Lists Porter Ranch Home

Fresh on the MLS is the Porter Ranch home of actor Cuba Gooding, Jr. which entered the market with an asking price of $729,000 on May 23, 2013 which is already in a pending status. The location of this home is in the heart of the Filming Locations for E.T. The Extra Terrestrial movie filmed in 1982.

Cuba Gooding Jr is an Academy Award winning actor for his portrayl of Rod Tidwell in the 1996 film, Jerry Maguire. He has also performed in various films like Boyz n the HoodA Few Good MenLightning Jack, and a variety of other films with his career in acting going all the way back to 1981. Gooding, Jr is a native of the San Fernando Valley who attended North Hollywood and John F. Kennedy High School salthough he was born in New York City. I am not sure where he actually lived but according to Wikipedia, he lived in various hotels throughout Los Angeles after his father left the family. 

The home measures 5 Beds/3 Baths on 3,538 sqft on a total lot size of 0.25 acres built in 1976. The listing description states:
Porter Ranch 5 bedroom, 3 bath home with bonus room and pool. Spacious living and dining rooms. Large master suite. 3 car garage. Cul-de-sac street. Needs TLC. Sold "as-is".
This home was last purchased on February 10, 1999 for $439,000 which I believe was used by Cuba's mother, Shirley, or either as an investment property. If this home were to sell at today's asking price of $729,000, Cuba stands to profit $290,000 before taxes, commissions, carrying costs, and any renovation expenses.

Cuba is no stranger to the SFV as I mentioned above he had attended local high schools, but also at one point owned a Cliff May designed Studio City mid century modern home (shown above) on Coldwater Canyon near Mulholland Drive which was discussed on this blog.  The Studio City home was originally purchased in 1994 for $305,000 and later sold to Roger Neill, an orchestrator known for scoring the animated King of the Hill series, for $1,375,000 on December 30, 2009 equating to a massive profit of $1,070,000. Neill later sold this home on February 3, 2012 for $1,550,000 equating to a decent gain of $175,000.

Today, Cuba lives in a Pacific Palisades home (shown above) that was purchased on May 31, 2000 for $3.5 million which measures 6 Beds/7 Baths on 6,753 sqft on a 0.86 acre lot. His mom owns a Victorville home that was purchased on July 27, 2001 for $73,000 on a 1/2 acre lot with 3 Beds/2 Baths on 1,144 sqft. 

Other celebrities living nearby primarily in Granada Hills are Chris Tucker's baby momma in a gated community.  Vivica Fox also lived in the same community but sold in 2010 and prior to that was living in the same gated community as Chris Tucker in Tarzana. Vivica now lives near the Odyssey Restaurant in a townhome. This area is also home to baseball pitchers and Granada Hills native, Jon Garland, as well as the former home of Jeff Suppan who now lives in Calabasas near Justin Bieber. Tony award winning actress, Viola Davis and actor husband Julius Tennon, (who also own a North Hills townhome), long time actress and Miss America 1955, Lee Meriwether, the former home of NBA star, Jason Kidd, Extreme Makeover host, Paige Hemmis in nearby Porter Ranch, the voice of Bart Simpson, Nancy Cartwright, in Northridge, and the former home of actor Morris Chestnut in Granada Hills, who also just short sold his Hidden Hills home and previously to that sold his Calabasas home.

Filming Locations: E.T. The Extra Terrestrial (1982)

E.T. the Extra-Terrestrial (often referred to simply as E.T.) is a 1982 American science fiction film co-produced and directed by Steven Spielberg, written byMelissa Mathison and starring Henry ThomasDee WallaceRobert MacNaughtonDrew Barrymore, and Peter Coyote. It tells the story of Elliott (played by Thomas), a lonely boy who befriends an extraterrestrial, dubbed "E.T.", who is stranded on Earth. Elliott and his siblings help the extraterrestrial return home while attempting to keep it hidden from their mother and the government (Wkipedia).

There are three other sites that have already found the filming locations for this film which this post would not be possible with their contributions. I definitely recommend visiting both sites especially the first link which has a great movie by filming locations expert, Herve Attia.

Beyond The Marquee

One of the few movies that really put the SFV in the map most notably the Porter Ranch/Northridge/Granada Hills area. A lot of this area was new with homes built in the late 70's/early 80s while filming began in 1981. You can see how new the area was compared to today as there were a minimal amount of trees and plants on top of some of the new construction occurring at the same time.

The movie begins with an overview shot of the SFV from Mulholland Drive. Exact location is unknown but probably somewhere near the 405 in Van Nuys or Sherman Oaks. [9/17/16 update]: according to the commenter below, these scenes were filmed on miniatures and possibly look like the view from the top of Topanga Canyon Blvd. 




Elliot's house is located 7121 Lonzo Street Tujunga 91042. The home was built in 1980 which was barely one year old when filming began in September 1981.  Spielberg picked this location because he wanted a home with a mountain backdrop that wasnt available in Porter Ranch.







The Halloween scenes start at Elliot's house in Tujunga.


The bus stop scene is at 19230 Vista Grande Way Porter Ranch 91326 (Northwest corner of Capistrano Lane and Vista Grand Way). In real life, no bus stop exists at this location.


The Halloween scene is located approximately at 18902 Granada Circle Porter Ranch 91326 (intersection of Granada Circle and Killimore Avenue). Steven Spielberg added the Yoda character as a surprise for George Lucas he saw an early screening of the film and said, "that was cool." Harrison Ford also visited Spielberg in Porter Ranch while filming as his then wife, Melissa Mathison wrote the script for E.T. 






The toilet papered house is located at 18967 Granada Circle Porter Ranch 91326 (intersection of Granada Circle and Killimore opposite to the above Halloween scenes; Granada Circle makes a loop). This scene was added in the 2002, 20th Anniversary release


Michael riding his bike while the U.S. government agents in the blue Ford Fairmont chase him down occurred at the intersection of Killimore Avenue and Brasilla Drive. 


The chase continues down this street that I am not able to locate but is obviously in the Porter Ranch area. [9/17/16 update]: according to the commenter below, this scene is from Killmore Ave turning onto Killmore Ct. 


Michael begins his escape at the intersection of Killimore Avenue and Viking Avenue which he turns left onto  Viking Avenue in Porter Ranch.


I am not sure of the next two locations but obviously in the same Porter Ranch area. [9/17/16 update]: according to the commenter below, these scenes was filmed on Viking Ave but facing opposite directions. 



Michael's escape into the alley and up the hill is located at 19023 Rinaldi Street Porter Ranch 91326.

The caravan of U.S. Government vehicles I believe start at Reseda Blvd and Sesnon Blvd Porter Ranch.


The park and playground is located at Porter Ridge Park at the intersection of Reseda Blvd and Sesnon Blvd Porter Ranch. The first image below is approximately at 18848 Muirkirk Drive. Most of the park looks different today with the only equipment remaining being the caterpillar.







The bike chase scene with the gang starts at the corner of Granada Circle and Killimore Avenue Porter Ranch which is the same location for the toilet paper house and where the van dislodges the bubble discussed above.

The bike chase continues onto the intersection of Beaufait Avenue and Eddleston Drive Porter Ranch. This part of Porter Ranch was barely in development. These scenes are now filled with homes.

The U.S. Government Ford Fairmont makes a right turn onto 11940 Beaufait Avenue Porter Ranch 91326.


The bikes jump onto the U.S. Government Ford Fairmont at Aliso Canyon Park but I am not sure of the exact location.

The infamous bike scene where E.T. assists all the bikers and magically start flying to evade the U.S. Government workers is located at White Oak Avenue and Tulsa Street Granada Hills 91344. One note of interest for SFV history buffs is that this stretch of White Oak Avenue in Granada Hills contains 114 Deodar Trees that were declared a Historic Cultural Monument on August 3, 1966 meaning they cannot be destroyed without special city permission. 



Most of the overhead panning shots were from the Palisades and Wilbur Tampa Park which can be accessed from Reseda Blvd. Some of the streets that can be seen in these shots are Brasilia Drive and Killimore Avenue in Porter Ranch.  According to Herve Attia, Steven Spielberg placed his camera at approximately 11845 Stewarton Drive to obtain some of the overhead shots.



The next two shots were roughly at 11845 Stewarton Drive Porter Ranch. Some of the supports for these chain link fences still exist. 




[9/17/16 update]: according to the commenter below, this scene is Posey Lane in West Hills looking west/southwest towards El Escorpian Peak. The dirt at the bottom portion of the photo is now Pomelo Elementary School.
