4278 Sherman Oaks Avenue
3 Beds/3.5 Baths on 2,159 Sqft on a total lot size of 8,172 sqft built in 1929. According to the listing, this home is possibly one of the first Sherman Oaks homes built by local land owner Stanley Petit. The detailed and thorough database at Survey LA did not list this property which is somewhat surprising.

However, a review of the property records and an obituary of Stanley Petit at the LA Times published on June 24, 2000 does confirm that this house was the first house built in Sherman Oaks by the Petit family. You may recognize the Petit name from Petit Park in Granada Hills and Petit Avenue that runs from Encino to Granada Hills. The fact that this house is still standing is amazing considering everyone in the hills is trying to demolish and build McMansions.

The property was first listed at $1,199,000 on June 4, 2014 which is currently in a pending status at the time of writing this post. The sellers first purchased this property on December 14, 2000 for $435,000 and tried to sell in 2007, 2008, 2009, 2012, and 2013 so they must be relieved with receiving a solid offer. What did it originally cost the Petit family to buy the land and build the home, $5,000? The listing description states:
