Construction is underway on an 84-unit apartment building one block north of the North Hollywood Metro Station.
A new seven-story residential development is rising at 5547–5559 N. Elmer Avenue in North Hollywood, continuing the redevelopment of the blocks surrounding the neighborhood’s major transit hub.
The project, developed by Ryan Makabi through JRNG QOZB, LLC, will contain 84 studio, one-bedroom and two-bedroom apartments in an approximately 64,637-square-foot building.

Transit-Oriented Housing
The project sits just north of Chandler Boulevard and within walking distance of Metro’s North Hollywood Station, which serves the B Line subway, G Line busway and several local bus routes.
The developer used the City of Los Angeles’ Transit Oriented Communities incentives to obtain additional height and density. In exchange, nine apartments will be reserved for extremely low-income households.
Design and Amenities
JZA Architecture designed the contemporary podium-style building with stucco, fiber-cement panels, simulated wood finishes and balconies.
Plans also include indoor recreation rooms, a central courtyard and a rooftop deck for residents.
A Changing Neighborhood
The project is one of several apartment developments planned or underway near North Hollywood Station. Additional housing has been proposed along Elmer Avenue, Fulcher Avenue and Burbank Boulevard.
The largest nearby proposal is District NoHo, the planned redevelopment of Metro-owned land surrounding the station with more than 1,500 homes, commercial space and new public areas.
The Elmer Avenue property previously contained older low-density residential buildings, including a home dating to 1923. Its replacement with 84 apartments reflects the continuing shift toward higher-density housing near Metro service.
