9763 Vesper Ave/9768 Cedros Ave in Panorama City will be converted into 27 single family homes with two stories and 2 car garages. The property is owned by Matias and Guicela Meza who acquired it on June 12, 2000 for $300,000. The single home on the property measures 5 Beds/3 Baths on 3,020 sqft on a total lot size of 1.63 acres. This uniquely shaped property has the main home and entrance on Vesper with a small single plot for a single family home on Cedros next to tract homes. Surprisingly this property has remained undeveloped since first built in 1941 but subdivision occurred in the late 70's (see photos below) with tract homes built around the property. Although I am highly curious as to how the Cedros plot didnt get developed. Was it originally planned for a home and something didnt work out? At any rate, this wealth of land will be developed in the near future erasing the past of the ranch days.

| By 1980, houses surround the party with townhomes started to be built in the land east of the property. The small plot available on Cedros can be seen which looks like it was simply skipped. Image courtesy Historicaerials.com |
