Celeb R.E.: Former Roy Rogers/Dale Evans Encino Home Marketed as Teardown

Nothing is more SFV quintessential than singer and cowboy actor Roy Rogers and his wife Dale Evans who were longtime residents of the Valley with homes owned in Encino, Van Nuys, Sherman Oaks, and Chatsworth. Rogers last residence in the SFV was a 300 acre ranch in Chatsworth where he was very active and contributed to the community. Rogers and Evans also starred in the 1944 movie, San Fernando Valley

Surprisingly, his homes in Encino and Chatsworth (briefly discussed here) are still around with the Encino home hitting the MLS today. The home measures 3 Beds/3 Baths on 3,721 sqft on a total lot size of 0.83 acres built in 1926. The listing description mentions that the property is approved for two lots suggesting a teardown especially since no interior pictures were provided in the listing which might indicate that significant renovation work is needed inside. Listing description states:

This property is currently asking a very optimistic $2,999,500 at $806 per sqft where similar properties are currently asking at $497 per sqft. So good luck selling this to a developer or investor that would need to teardown and build two separate homes plus go through the headaches of city approvals. 

This property last changed hands on March 23, 2012 for $800K which was purchased by Yafit and Dvir Cohen from Bienvenido and Joyce Tan. Bienvenido was once interviewed about this home in a 1985 LA Times article where he stated, "he occasionally still finds reminders of Rogers on the five-acre estate, including wagon wheels and horseshoes." The Tan's purchased this home back on November 17, 1967 for $143,000. Not sure when the originally 5 acre property was subdivided but appears to be in the late 50's.   According to the Movieland Directory, Rogers/Evans owned the home roughly from 1950 - 1955. Rogers/Evans residence was also mentioned in a 1954 Valley News article and a 1995 Biography by Robert W. Phillips
