Guest Post: CSUN: More Than A Last Resort

Wednesday, November 30, 2011 / No Comments
The following is a guest post from Megan Popiel, a senior Journalism/PR major at CSUN here to discuss CSUN's newest designation as an Hispanic Serving Instuition (HSI) which just received a $5.5 million grant for the Engineering and Computer Science department to increase the number of underrepresented and low income students graduate with degrees in engineering and computer science (which this country is definitely lacking)

California State University, Northridge serves a community of nearly 36,000 students, with more than 4,000 faculty and staff, and nine different colleges located on a 356-acre campus. Within the heart of Los Angles, CSUN is the nation’s largest single-campus university and a San Fernando Valley melting pot of students and ethnicities.

As an incoming freshman, entering college is a mixture of emotions all jumbled together in hopes of survival. Attending a larger university, especially that of CSUN’s mass, may come off intimidating and one may worry about getting lost in the sea of students and academics.

Without knowledge of campus resources, clubs and organizations, and a newly-developing social life, freshmen have much to be concerned with. Fortunately, supportive outlets such as the HSI mentor/mentee program helps guide these new students in the right direction to get the most out of their academic and social college years.

Being a designated HSI, Hispanic Serving Institute, CSUN serves a campus population of about 30 percent of Latino/Latina students. In order to increase graduation rates among them, the federal funded mentor/mentee program introduces freshmen to the great opportunities this campus offers such as tutoring resources, clubs and organizations, and social events.

“The one thing that stuck with me,” Jacqueline Jerez explained about her mentor Hermine Khachatrian, “was that she said ‘I wasn’t born this way.” Khachatrian, an Accounting, Finance, Business honors major set to graduate in Spring 2012, learned these skills throughout the years and experience of going through college Jerez added.

By being “mentors on-the-go,” Khachatrian explains her main goal is to inspire students to be as active and successful as they can be on campus, to make them enjoy coming to school. As both accounting majors, the mentor/mentee program creates these parings based on similar interests to identify these relationships as more friendships than mentors.

Beginning her first year at CSUN with a bang from the mentor/mentee program, Jerez reflects on her initial fears of entering college. “I was really afraid and worried it would be so hard. But there are so many resources that you just do it, and you don’t think about it so its not as hard as I thought” she said.

According to the Redfin listing, the last known property transactions were on January 17, 1992 for $775,000 and August 1, 1990 for $550,000. Its unknown when Joyce Compton last sold the property. She did pass away recently in 1997 and was buried at Forest Lawn Hollywood Hills.

Originally this property was first listed back in June 20, 2011 for $2,195,000 and was reduced in price twice back on September 6, 2011 to $1,895,000 and then again on October 12, 2011 to the current asking price of $1,795,000. We wish luck to the current owners as the Sherman Oaks area has been home to other celebrities trying to offload their properties including Former Marlon BrandoRandall Zisk & Brook LangtonWayne BradyJohn Larroquette, Pink, Jesse Alexander, and not to mention the many other celebrities living in the SFV

Celebrity Real Estate: Jesse Alexander Lists Sherman Oaks Pad

Tuesday, November 15, 2011 / No Comments
[Update April 19, 2012]: This home sold on April 18, 2012 for $1,725,000 which was on the market for roughly 5 months and sold for $375,000 less than original listing price of $2.1 million.

[Original Post]:

Back on October 26, 2011, the always hilarious, Your Mama, at the Realestalker discussed the listing of television writer/producer Jesse Alexander in Sherman Oaks for $2,100,000.  Mr. Alexander is known for working on the hit shows Lost, Alias, and Heroes as a staff writer or executive producer having won two Emmy's for Lost

According to the listing this 5 Bed/5 Bath, 4,399 sqft home on 0.43 acres built in 1964 states:
Inviting Cape Cod Estate that feels like a Hampton's beach house. Set back from the street on a large gated lot with spacious guest house with a private entry that could also be a great home office or studio! Done with style, personality and offers a casual living space to relax or entertain. Media room with surround sound, designer kitchen with breakfast area opens to the family room with high wood beam ceilings. Formal dining room for large dinner parties, hardwood floors, custom built-in bookcases. Outdoor space includes a lagoon style pool and spa with waterfall, lounging patios and cabana area. There is also a large grass play yard, gardens and covered patios. Central location close to shopping, restaurants and The Buckley School. House featured in Better Homes and Gardens Magazine May 2004 edition. No sigh on property.
According to the property records, Mr. Alexander purchased the property back in August 29, 2002 for $1,125,000. The same property records show a sales transaction on May 11, 2005 for $683,000 which would indicate that Mr. Alexander sold the property at a loss but that doesnt make any sense since he is now selling it so maybe this was a error/typo in the property records so just reporting what I see.

We wish luck to Mr. Alexander has the Sherman Oaks area has been home to other celebrities trying to offload their properties including Former Marlon Brando, Randall Zisk & Brook Langton, Wayne Brady, John Larroquette, Pink, and not to mention the many other celebrities living in the SFV

Celebrity Real Estate: Former Marlon Brando Home Available in Sherman Oaks

Tuesday, November 1, 2011 / No Comments

On October 20, 2011, the fine folks at L.A. Times Hot Property reported on the newly listed home of Hollywood legend Marlon Brando in Sherman Oaks for an asking price of $1,625,000. The property is situated on 0.69 acres with 5 Beds/3 Baths on 3,027 sqft which was built in 1939. The property is located in the exclusive Chandler Estates area which is conveniently located next to the Orange Bus Line if you happen to be car-less. According to the property listing, the home includes a huge detached guest house, family gazebo, sauna, N-S tennis court, beautiful pool and spa, and a hand crafted diving house built by Marlon Brando himself for his children. Not sure to the validity of the hand crafted diving house but just reporting what the listing states.

Based on the property records on Redfin, the last sale transaction was on June 1992 for $810,000 by Brando. A review of the property records show that the current owner is Maria Christina Ruiz who is Brando's former housekeeper and a mom of three of his many kids. I have lost track of all his kids but I think its somewhere around 14 including adopted children. So back to real estate, on Feb 17, 2004, this property transferred ownership from Brando to Ruiz which was a few months before Brando passed away on July 1, 2004. So why the change of ownership? Going back to 2002, Ruiz sued Brando for $160 million in a "palimony" suit claiming he fathered her three children during a 14 year romantic relationship including breach of contract, demanding damages and living expenses. The lawsuit was settled in April 2003. Was this the reason for the change in ownership by the Brando estate?

After reviewing the pictures and the location above, I highly doubt that Brando "lived" in this home just based on his stature and the lawsuit mentioned above. Brando was a living legend with a career spanning some 50 years with numerous awards and accomplishments including his work in the memorable film, Godfather, which won an academy award for Best Actor which he declined to accept due to his objections of Hollywood's portrayal of American Indians.

Brando has owned numerous homes in the L.A. area based on The Movielanddirectory.com site. His last home was on 12900 Mulholland Drive which is not too far from Jack Nicholson's longtime home. This location is where he passed away in July 2004. This home is also the location where, Dag Drollet, the lover of Brando's daughter Cheyenne, died of a gunshot wound after a confrontation with Cheyenne's half-brother Christian. Christian eventually pleaded guilty and was sentenced to ten years in prison. Cheyenne eventually committed suicide in 1995 (after her baby boy was born) from the lingering effects of Dag's death and a serious car accident. Christian eventually died of pneumonia at the age of 49. Additionally, according to an article by the UK's Daily Mail, Is the World's Sexiest Man Dying by Glenys Roberts on April 16, 2003:
He (Brando) gave his housekeeper Maria the house he had bought for Cheyenne and her baby - but it hasnt stopped her suing him. Though he said he wanted to raise their children properly, he could not bring himself to live with them.
I wanted to point out that Brando probably never lived in the Sherman Oaks home and continued to maintain his residence on Mulholland contrary to what the listing states based on the reasons stated above.  Sherman Oaks is definitely a nice area but Mulholland is more befitting of Hollywood royalty even when they become reclusive and fading in the glory.

After Brando's death in 2004, nearby resident Jack Nicholson purchased Brando's home in 2005 for $5,000,000. The property was said to be in a decrepit state that Nicholson razed it down to build a new home.  I wonder if it was worth the purchase price of $5,000,000 near the peak of the market? Not that it really matters for Nicholson anyways, its just another parcel to add to his estate holdings.

One last thing about this property, it was originally listed for sale by Ruiz on December 2008 for $3,500,000 back when the world was going to end. The property continued to be listed for the same asking price into the next year until it was finally removed. This takes us to today where the property is listed for roughly 50% of the original asking price. Furthermore, comparable properties are being listed at the low $800's to $1.2 million, so we wish Ruiz luck in trying to offload this supposed Brando home for $1.6 million which was  originally listed at $3.5 million. Do you think its worth the going asking rate?
